EIFS repair

Repairing EIFS the right way

EIFS damage is repaired with EIFS materials — foam, mesh, base coat and finish — and sealant joints at windows are renewed. Mixing cement stucco into EIFS causes cracking.

  • Impact holes and dents
  • Delamination and soft spots
  • Failed sealant joints at windows and doors
  • Moisture checks around openings

Converting EIFS to stucco

Some owners choose to replace EIFS with traditional three-coat stucco for durability. The foam system is removed, the sheathing is checked, and a full stucco system is installed.

  • Removal and disposal of foam and finish
  • Sheathing inspection and repair
  • New paper, lath and three-coat stucco
  • Matched color and texture

FAQ

Stucco questions, answered

What is the difference between EIFS and stucco?

Traditional stucco is a cement-based plaster applied in layers over paper and metal lath. EIFS (Exterior Insulation and Finish System) uses foam insulation board with a thin synthetic finish — it looks similar but sounds hollow when tapped. EIFS installs run about $8–$45 per square foot per Angi — EIFS cost.

Is EIFS bad?

Not inherently. Many problems came from early barrier-type EIFS without drainage and from poor sealant joints. Today's drainage EIFS, installed and maintained correctly, performs well.

Can you stucco over EIFS?

Cement stucco should not be applied directly over EIFS foam. Converting means removing the EIFS and installing a proper stucco system.
